Going straight to the build phase without making sure the previous steps are taken care of can often have have a knock-on effect with the rest of the build which could potentially cost you many thousands of pounds.
After you receive the full design specification from your architect and get building regulation approval from your local council (and invoked the Party Wall Act if necessary), you should consult with an independent quantity surveyor, preferably one that is RICS registered.

A builder will only give you a quote based on the information that you’ve given them. So neglect to include something important and you’ll likely end up with an unexpected bill later down the path.

Before any work commences on site you should check with your architect to find out if they’ve cleared and met all of the conditions in your planning permission.
You should have received confirmation in writing from your local planning authority and architect to confirm this.
Once you’ve chosen your builder you should meet with them to discuss the finer details of your professional relationship. You should do your full due diligence, negotiate terms, and discuss contracts (get these checked by your solicitor).

As tempting as it is to finally get the contractors started and begin building without planning permission, there are risks and you may be subjected to a planning breach.
The good news is not all home extensions require planning permission. Many home improvement projects can be done under Permitted Development Rights, including single-storey extensions as long as it adheres to government guidelines (See planningportal.gov.uk for a full list of caveats.) Even if you are advised you don’t need planning permission, it is still useful to apply for a Lawful Development Certificate, as this will prove your extension is lawful.

Yes. The vast majority of our jobs include us sourcing all materials, handling all personnel and ensuring the project is completed to the highest standard. This is inclusive in our service. Our experience has shown that customers who attempt to project manage multiple tradesman and sourcing materials themselves more often than not turns into a false economy with no savings and increased overall costs. You will have a much better experience contracting a company to complete your project from start to finish.
Yes. We do with this most prospective customers. During the time frame of a project being completed, we build excellent relationships with our customers. They are usually delighted to show you the projects/work we have completed for them.
Full payment is absolutely not required upfront. All respectable building companies will not require the full balance upfront. A detailed contract will be drawn up which will state set milestones customised to your project/works when interim payments will be required. The final payment will be required only once all works are completed. Our most common payment terms are between 3 and 4 intervals.
